Some Basic Roof Flashing Maintenance

Deteriorating metal roof flashing can sometimes cause roof leaks, flashing in the roof protects the intersection between roof planes and joints basically where you roof meets skylights and chimneys and most of all roof edges.

Over time metal in the flashing can deteriorate or rust or sometimes simply come loose from the sources that it is protecting, and we all know what happened in it simply does work to penetrate the roof.  Flashing tends to be in one of the most vulnerable parts of the roof you guessed it where most of the heavy water flow is, this is the last thing you need is heavy workflow into your home from the roof.

So basic checks should be carried out if checking your gutters, make sure to also have a quick check of your roof shingles.  Simple checks include checking for loose nails checking seals or any holes in the flashing.  Check roofing cement at this can be become dry and sometimes cracked leading it to crumble away.  The basic things you need to do just reseal if you find any of these issues.

I’ve seen this a number of times where people have painted existent fashion, as happened is they have used a solvent to remove flaking paint dirt and corrosion but the issue this can cause us to solvent goes on shingles which can dissolve them leading to more issues. The tip here is to use a zinc-based primer and then spray this with a couple of coats of the rust preventative metal paint.
