Some Basic Roof Flashing Maintenance

Deteriorating metal roof flashing can sometimes cause roof leaks, flashing in the roof protects the intersection between roof planes and joints basically where you roof meets skylights and chimneys and most of all roof edges.

Over time metal in the flashing can deteriorate or rust or sometimes simply come loose from the sources that it is protecting, and we all know what happened in it simply does work to penetrate the roof.  Flashing tends to be in one of the most vulnerable parts of the roof you guessed it where most of the heavy water flow is, this is the last thing you need is heavy workflow into your home from the roof.

So basic checks should be carried out if checking your gutters, make sure to also have a quick check of your roof shingles.  Simple checks include checking for loose nails checking seals or any holes in the flashing.  Check roofing cement at this can be become dry and sometimes cracked leading it to crumble away.  The basic things you need to do just reseal if you find any of these issues.

I’ve seen this a number of times where people have painted existent fashion, as happened is they have used a solvent to remove flaking paint dirt and corrosion but the issue this can cause us to solvent goes on shingles which can dissolve them leading to more issues. The tip here is to use a zinc-based primer and then spray this with a couple of coats of the rust preventative metal paint.

Installing a Bathroom Exhaust Fan

We all know that moisture and heat can cause issues with mildew and mold the best way to make sure you have no issues with this is to make sure you have an effective fan that will exhaust bathroom air outside.

Most new homes will already come with fans installed, if however if you have an older home and you have issues with mildew and mold unique to make sure you check your fan.

So how do you go to check first off check if the rating of your fan, if you’re found is under 80 cubic feet per minute you may need to replace this with a stronger fan.

You don’t need to to be an expert to replace a simple bathroom fan, is a very simple process.  When you take a trip to your local home improvement store bring the old fan with you, you just need to make sure that the new unit you purchase will fit the existing opening and it also uses the same size of the ducting.

If you need to install a new fan this may require cutting the hole in your ceiling where you may have an overhead light fixture and routing vent pipes to your exterior wall, you will be able to cut through the wall and connect any vent cap.

Add Value to Your Home

I came across this today it’s aimed at the UK market, but really applies to any home in any country.

In a recent study by lending specialist GE Money Home Lending, agents gave their top home improvement recommendations in terms of how much value it would add to a home in their area after costs.

Those with lofty ambitions would do well to follow thorough with that attic conversion as this was agents’ favourite earner, adding an average £22,300 to a property’s value.

Following closely behind was adding an extension, which was projected to pile on in excess of £19,000 in value.

The homeowner’s top choice of a new kitchen only featured fourth on the estate agents’ list, with the potential earning power not even half that of the top two choices. Whatever the work surface you choose, a kitchen re-fit would only net you an extra £8,250.

And for those with a new bathroom in mind, take note: while avocado suites and linoleum flooring are clearly out, agents reckon even chic new bathrooms won’t add more than £5,000, just seventh place on their value-adders list.

Commenting on the findings, Giacomo Gigantiello, Unsecured Loans Sales Leader at GE Money home Lending, said:

“Homeowners planning improvements to their homes this summer to specifically increase the value of their property could be missing out on the most valuable additions.

It’s a really interesting read if you’re planing on selling your home in the near future or even it you plan to sell in a few years.

How To Repair Scratches and Squeaks in your Hardwood Flooring

But!!! …and there’s always a but if you have older hardwood floors I’m sure you can relate to the frustration of having creaky boards, nails that simply pop up from the floor, and those unsightly scratches. These issues can be fixed and luckily, it doesn’t take much work to fix these problems to get your floors looking like new again.
